ChatGPT and Google are not picking the same people, and neither is picking on production. ChatGPT names the agents whose own websites it can read and quote: name, licence, brokerage, phone, "55+" and the community names, all in plain text. Four of the eight have a site built exactly that way by one vendor, and those four are the ones Pete sees "consistently". Google AI Mode reads Google Business Profiles and directories (U.S. News, Yelp, FastExpert, Zillow) and names a different list. The repair list for each agent follows from which engine they want to win.
Elmo asked "agent who knows 55+ communities near Sun City West" every other day from October 2 to 10: 28 ChatGPT answers, 29 Google AI Mode answers. Then on October 12 it asked 12 more phrasings five times each on ChatGPT.

Elmo asked ChatGPT "who is [name] real estate agent [city] AZ" five times each on October 12. The licence line is the Arizona Department of Real Estate record, read the same day. Red means the AI or a profile disagrees with the record.

Every ChatGPT pick on the Sun City West question came from a page like this. Paulette Ezell was named 22 of 28 times with zero portal reviews.
"Does X specialize in 55+ communities?", "Is X licensed in Arizona?", "What areas does X serve?", "How do I contact X?", "How experienced is X?", each answered in two sentences with a number.
ChatGPT's "who is" answers are assembled from exactly these answers, in this order.
One page per community with the name in the title: Sun City West, The Grand, Corte Bella, PebbleCreek, Trilogy at Vistancia, Arizona Traditions.
Bill Fleck's 11 guides and Sharon Rowlson's 33 community pages are the two deepest sets, and both agents get recommended.
Zillow, Realtor.com, Homes.com, Yelp and the Google profile website field. Five of these eight still show a prior brokerage, old office or wrong city.
ChatGPT did not care this month. Google does, and it is the first factor of the AI Presence Score.
Correct category, the real website, a post this month, and reviews that keep coming.
Google AI Mode cited Google cards 146 times in 29 answers. Rowlson (38 reviews) and Romero (31) are Google's picks; Ezell, with no profile, is invisible there.
U.S. News (fed by HomeLight), FastExpert, Yelp's "best 10". YouTube with community names in the titles moves Google's AI Overview (Romero, Leali) but not ChatGPT.
This is the "directory" Pete saw. None of the eight are on the U.S. News Sun City West list.
